ur Villa Toscana emulates the Tuscan architecture of northern Italy with its elegant villas found in the hill towns like Cutigliano, Collodi, and Bagni di Lucca on the banks of the river Lima. 

 

As one of our most popular floor plans, (also available in French and English Classics) this house lends itself to a variety of styles.  We decided that it would be popular as a Mediterranean style that would appeal to many home owners in the right setting. 

 

Characteristic Terracotta Tile Roof and Heavy Timber Brackets.

The main house and additions mimic the sprawling nature of a villa that has been added to through the years.  Symmetrical placement of tall, glass doors, casement windows and arched doorway framed in stone, give the fa├žade an elegance and grandeur associated with Italian architecture for centuries. Second floor balconies bring the outside in and make the perfect spot for potted flowers.   A shallow, pitched roof topped with typical terracotta tiles lends warmth to the stucco facade and is the essence of regional architecture.  Our design would be equally appropriate constructed with limestone or a combination of limestone, stucco and antique brick accents.

 

The 3,495 square foot floor plan reflects the formality of the exterior with a dramatic central hall and staircase.  The formal living room with fireplace is opposite the dining room across the hall providing an atmosphere and circulation that facilitates entertaining.

 

The family room features a second fireplace and vaulted ceiling.  With its garden view to the back, covered porch and patio it is an extension of the kitchen so the family may enjoy a casual space that is functional and open.  An adjacent ground floor master bedroom has dedicated access to the covered porch and is easily accessible from all living areas.   At the top of the stairs, one is greeted by an overlook to the hall below.  Three bedrooms, each with their private bath, provide adequate space for family and guests.  A 744 square foot bonus room with half bath above the garage is accessed from the kitchen via its own private staircase.  This would be ideal for a media center, office, game room or fifth bedroom.
